As your agent, I will:

PRE-LISTING:
  1. Review prices of properties currently for sale, pending sale and recently sold in your area
  2. Discuss market conditions, pricing and strategies
  3. Discuss the marketing of your house
  4. Produce a Comparative Market Analysis (CMA)
  5. Help you set the best price
  6. Advise you on how to prepare the house
  7. Educate you on disclosure inspection and purchase contract forms
LISTING:
  1. Promote your home on the local Multiple Listing Service (MLS) and other major real estate websites
  2. Mail a post card to Viva Property's database of interested buyers
  3. Place a "For Sale" sign in your yard
  4. Place a lockbox on the property if appropriate
  5. Field sign calls
  6. Host and advertise an open house
  7. Create and supply high quality color flyers
  8. Coordinate the showing of your house to other agents and buyers
  9. Follow up with and update you on interested buyers
  10. Expose your house to more buyers
OFFER and PURCHASE AND SALE
  1. Negotiate with the buyer's or seller's attorneys on your behalf
  2. Draft, review and amend the offer and purchase and sale contract so that there are sufficient terms to protect your best interest in the transaction
  3. Schedule and attend your inspection
  4. Follow up on contract requirements and contingencies
  5. Coordinate a final walk through to assure a smooth transaction
  6. Coordinate all closing details
