As your agent, I will:
PRE-LISTING:
- Review prices of properties currently for sale, pending sale and
recently sold in your area
- Discuss market conditions, pricing and
strategies
- Discuss the marketing of your house
- Produce a Comparative Market Analysis (CMA)
- Help you set the best price
- Advise you on how to prepare the house
- Educate you on disclosure inspection and purchase contract forms
LISTING:
- Promote your home on the local Multiple Listing Service (MLS) and
other major real estate websites
- Mail a post card to Viva Property's database of interested buyers
- Place a "For Sale" sign in your yard
- Place a lockbox on the property if appropriate
- Field sign calls
- Host and advertise an open house
- Create and supply high quality color flyers
- Coordinate the showing of your house to other agents and buyers
- Follow up with and update you on interested buyers
- Expose your house to more buyers
OFFER and PURCHASE AND SALE
- Negotiate with the buyer's or seller's attorneys on your behalf
- Draft, review and amend the offer and purchase and sale contract so that
there are sufficient terms to protect your best interest in the
transaction
- Schedule and attend your inspection
- Follow up on contract requirements and contingencies
- Coordinate a final walk through to assure a smooth transaction
- Coordinate all closing details
